毋懼加息 萬錦密市樓價挺
加拿大房地產財富雜志(Canada Real Estate Wealth Magazine)﹐最近評選出100個本國最有機會避過即將可能到來的市場調整的100個鄰裡社區。

安省在這100個社區當中﹐擁有41個。它們是﹕多倫多的Mimico﹐渥太華的Hintonburg﹐萬錦的Cornell﹐密西沙加的Churchill Meadows﹐和基秦拿的維多利亞公園。

按揭管理集團VERICO總裁羅思(Calum Ross)對此表示認同﹐他說Mimico以度假村風格著稱﹐許多年輕家庭喜歡這個鄰裡﹐希望購置這裡的佔到相當寬敞的單間小屋(bungalows)﹐和2層樓房。而該鄰裡附近高價的房產和其他經濟發展﹐也使得Mimico鄰裡受惠。

他表示﹐不認為本國央行在下周二(23日)會提高隔夜利息率。

他說:「大部分經濟學家都同意﹐利息率將在目前的位置上停留至明年下半年。但是﹐今年較早時實施的貸款年限從30年減少到25年(針對首付少過20%的貸款者)﹐等同於利息率提高了1%﹐使得相關貸款人需要考慮﹐他們是否支付得起。」

VERICO的N按揭公司總裁愛普伯格(Art Appelberg)也認為﹐下周二央行的會議不會有什麼驚人的消息。「對一個合格的投資者來說﹐如果有足夠的首期資金﹐那麼有關的規定修改對他們來說﹐不會有什麼作用。此外﹐固定的息率仍很低﹐使得進行房地產投資還是具有吸引力」。

愛普伯格的按揭公司於1990年在萬錦建立。他說﹐萬錦進入前百名是名至實歸。作為加拿大的科技之都﹐蘋果、IBM、摩托羅拉、東芝等大品牌在此落戶﹐也帶來眾多投資機會。

VERICO伯特勒按揭總裁伯特勒(Dave Butler)表示﹐密西沙加過去10年一直被認為是加拿大最安全城市﹐高質素房產多樣﹐而且擁有超過480個公園和郊野徑。這個城市擁有3間大學的分校﹐包括多倫多大學﹔坐車可以到達10所大學和11所專上學院﹐因此許多學生在這裡租房。

有「金三角」之稱的基秦拿、滑鐵盧和劍橋(Cambridge)都在100排名榜上。VERICO的K-W按揭公司總裁思密斯(Bob Smith)稱﹐這個三角擁有高科技、制造業和教育產業﹐使得此間對新移民和工商業均具吸引力。
